Groton sits on the Connecticut shoreline between the Thames River and the Mystic River. It's one town with a lot of different pockets: the City of Groton (its own municipality inside the town), the west side of downtown Mystic, the village of Noank, Groton Long Point, and neighborhoods like Poquonnock Bridge and Center Groton. That range is why you'll find 1950s capes, condos, waterfront homes and older multifamily all in the same town.
Outdoors, Bluff Point State Park has more than 800 acres of trails and shoreline, the last big undeveloped stretch of the Connecticut coast. Eastern Point Beach and the Avery Point Lighthouse on the UConn Avery Point campus are close by. For history, there's Fort Griswold Battlefield State Park, site of Connecticut's largest Revolutionary War battle, and the Submarine Force Museum, home of the USS Nautilus.

Groton is one of the busiest job markets in eastern Connecticut. Electric Boat builds submarines here, Naval Submarine Base New London is in town, and EB announced plans to hire about 2,250 people in Groton in 2026 alone. That keeps demand steady, and good homes at fair prices move quickly.
Steady hiring means a steady stream of buyers looking here, many on a timeline. The sellers who do best price it right from day one, take care of the small repairs buyers will flag at inspection, and go live with strong photos. We'll walk you through all of it and show you what's actually selling near you.

Groton Public Schools serves the town. The consolidated Groton Middle School opened in 2020 next to Fitch High School, and most elementary schools have a magnet theme families can choose from. Boundaries and programs change, so check the district's school locator for a specific address.
Groton has a small but steady supply of multifamily. About 7 are listed right now. Buying a 2-family and living in one side is one of the most common ways people get into their first home and start building equity, since the rent from the other unit helps cover the mortgage. If that's on your mind, we can run the numbers with you on any listing.
