Mystic, CT Homes for Sale

Living in Mystic

Mystic isn't its own town. It's a village that straddles the Mystic River, with the west side in Groton and the east side in Stonington. The two halves meet at the drawbridge on Route 1 downtown, which has been opening for boat traffic since 1922. That split matters when you buy: your taxes, schools and town services come from Groton or Stonington depending on which side you're on.

Downtown is walkable, with restaurants, shops and the waterfront all close together. Mystic Seaport Museum, the largest maritime museum in the country, is here, home to the 1841 whaleship Charles W. Morgan. Mystic Aquarium sits just off I-95, and Mason's Island is at the mouth of the river.

Mystic Real Estate Market: October 2026

  • Over the last 6 months, about 90 single-family homes sold, with an average list price around $720,000 (about $375 per square foot).
  • About 18 condos sold, from the high $200s for older units to over $2 million for in-town waterfront.
  • The village, the water and the walkability put Mystic well above the Groton average.

Figures from the MLS as of October 17, 2026, for the 06355 zip code, which also takes in parts of Groton and Stonington outside the village center. They change daily.

Buying in Mystic

  • Pick a side first. Groton-side and Stonington-side homes have different tax rates and school districts. We'll walk you through both.
  • In-town homes don't come up often. Homes and condos you can walk to the village from are scarce. Set up alerts so you see them the day they list.
  • Check flood zones near the water. Flood zone status and insurance cost can change your monthly payment a lot. Look before you offer, not after.
  • Getting around: I-95 and Route 1 both run right through Mystic.

Selling in Mystic

Mystic draws a wide pool of buyers, from local move-up buyers to people relocating from out of the area. At these price points, presentation does a lot of the work: pricing it right, strong photos, and getting the small repairs done before you list. Our office is on Holmes Street in downtown Mystic, so this is our backyard.

Thinking About a 2- to 4-Family?

Multifamily is scarce in Mystic. Only about 4 are listed right now, mostly older homes near the village. If you find one, living in one unit and renting the other can take a real bite out of a Mystic price point. We can run the numbers with you on any listing.
